Springs Ranch Golf Course Redevelopment

News, Updates and Resources

Project Update: Following a robust community engagement process that offered Springs Ranch residents, homeowners’ associations and various community organizations the opportunity to provide input and feedback on Classic Homes’ concept plans to redevelop the Springs Ranch Golf Course, Classic Homes formally presented the redevelopment plans to El Paso County Planning Commission and Colorado Springs City Council. In February 2020 and May 2020, respectively, Planning Commission and Colorado Springs City Council unanimously approved Classic Homes plans for Greenways at Sand Creek (formerly the Springs Ranch Golf Course).  The golf course ceased golf operations in June 2020.

Classic Homes is now in the land development entitlement phase of the project.  While we do not have exact timelines finalized on when homesites and homes will become available for purchase in Greenways at Sand Creek, we anticipate the first release of homes to commence in the fall of 2021.  For the most current information about Greenways, please visit https://classichomes.com/project/greenways. We also encourage you to join the growing community interest list by completing the form below.  Members of the Greenways interest list will be among the first to learn about homesite releases, featured home collections and floorplans and overall community timelines and future development.

Please complete the form below to be added to the Greenways at Sand Creek Interest List.

Project Background:  Classic Homes is under contract to purchase the approximately 171 acre Springs Ranch Golf Course property located east of Tutt Boulevard. Classic’s land development, engineering and consulting teams are in the due diligence phase to thoroughly evaluate the condition of the site. We have not made any conclusions on the potential for redevelopment, but we want to be forthcoming and transparent with the community about our interest and intentions in Springs Ranch. In connection with the potential redevelopment of this property, Classic’s focus is to materially align plans for Springs Ranch consistent with the goals and policies set forth in the City of Colorado Springs’ Comprehensive Plan (PlanCOS) as it relates to infill and redevelopment framework and to create a quality community.

Image May 2019 PresentationClassic Homes hosted four voluntary town-hall meetings in May of 2019 and June of 2019 at School District 49 Creekside Service Center on Pony Tracks Dr. to gather input from Springs Ranch residents regarding the potential redevelopment of the golf course. While these meetings were not required as part of the public process, it is important to Classic Homes to be as forthcoming and transparent as possible with area residents. Springs Ranch residents were notified of Classic Homes intentions and the dates of each meeting by a postcard mailing, several email notifications, social media and on this website www.classichomes.com/springsranch. Videos, concept maps and details from the town-hall neighborhood meetings is posted below.

As with every development or redevelopment effort, there will be a public process where residents will have the opportunity to provide input and feedback on proposed development plans. Additional information about the public process will be posted on this web page as details become available.  If you have specific questions and would like to receive updates about the project, please complete the form above.
